The American Land Title Association (ALTA) has established a set of land surveying standards to promote uniformity in survey information, especially when it comes to establishing ownership boundaries and title issues.
During a financial transaction for the Sierra Vista Mall in 2007, the owner retained Y&H to complete an ALTA Survey prior to closing the transaction to guarantee that the stated property boundaries were accurate. The buyer had worked with Y&H previously during his ownership of Fig Garden Village across town, so he was very comfortable with their ability to deliver an accurate and timely report.
Using the previous Parcel Maps and Tract Maps on record with Fresno County, as well as official plan lines for Shaw Avenue determined by the City of Clovis, Y&H found the property markers and worked from there to confirm the location of the property boundaries. They then used the legal descriptions to establish the easement locations.
The entire project took less than a month and was completed well within the owner’s deadline for closing the financing transaction.
