The Ranch at Heritage Grove is a master-planned residential community in Clovis that brings together new homes, parks, trails, and the infrastructure needed to support a growing neighborhood.
The development includes multiple residential neighborhoods built in phases, with connected open spaces, playgrounds, and pedestrian access to the regional Dry Creek Trail system. Streets, utilities, grading, and drainage improvements support the homes while helping residents move easily through the community.
Project Team:
Creating a neighborhood of this scale requires coordination well beyond individual home sites. Streets, utilities, drainage systems, and recreational spaces must work together across multiple construction phases, with each phase supporting both current residents and future development.
Yamabe & Horn provided civil engineering, land surveying, and mapping services to help bring that infrastructure together. Our work included subdivision planning, grading and drainage design, roadway improvements, and coordination of water, sewer, storm drainage, and dry utilities. The team worked with Lennar Homes, the City of Clovis, utility providers, and project partners to address agency requirements and coordinate improvements throughout the development.
Phasing was a central part of the engineering effort. Utility connections, roadway access, and drainage improvements needed to align with the sequence of residential construction while supporting the community’s longer-term infrastructure needs. This required ongoing coordination among the design team, developer, agencies, and contractors.
Parks, trails, playgrounds, and open-space corridors are also important parts of The Ranch at Heritage Grove. Pedestrian pathways and connections to the regional Dry Creek Trail system give residents opportunities to walk, explore, and reach nearby recreational areas. Grading and drainage design needed to accommodate these amenities alongside the streets and homes, with accessible routes connecting the neighborhood’s shared spaces.
Together, these improvements help create a community where housing, recreation, and everyday infrastructure are planned as connected parts of the neighborhood.
The Ranch at Heritage Grove received the 2026 ASCE Fresno Branch Outstanding Urban or Land Development Project Award and went on to earn the ASCE San Francisco Section award in the same category.
